Prepping Your Home to Sell

Floors and walls

It will benefit you in more ways than one to make sure all flooring and walls in the house are in good condition. Give it a fresh coat of paint. Get the carpets cleaned. Replace any broken tile or cracked flooring, and clean the grout.

 

De- clutter

We could all probably use a little of this in our lives. When you’re ready to sell your home remove any and all unnecessary items from each room. Closets are important on the declutter train. Buyers will look in all storage areas, and the more organized it is, the more spacious it looks! When leaving or planning decor for your sell, keep all paint and items neutral, simple, and impersonal. Make Repairs

This might seem obvious, but if you’re questioning if you should fix something or not- do it. A leaky faucet, old plumbing, closet doors off the track, septic tank, lack of pool maintenance, or even an old roof or foundation issues will enable your buyer to ask for a lower price than you’ve listed it for. So, entering into the market with integrity will pay off! It’ll also benefit you in the long run because you won’t find yourself in a time crunch doing all these things at the request of an inspector!

 

Upgrade, but don’t over-upgrade.

Here’s a little advice from an HGTV article on “Home Staging Secrets”:

“You’re not actually selling your house, you’re selling your kitchen – that’s how important it is. The benefits of remodeling your kitchen are endless, and the best part of it is that you’ll probably get 85% of your money back. It may be a few thousand dollars to replace counter tops where a buyer may knock $10,000 off the asking price if your kitchen looks dated. The fastest, most inexpensive kitchen updates include painting and new cabinet hardware. … If you have a little money to spend, buy one fancy stainless steel appliance. Why one? Quick fixes before selling always pay off. Mammoth makeovers, not so much. You probably won’t get your money back if you do a huge improvement project before you put your house on the market.”
