3 things I wish my parents would have done differently for my High School Grad Party

3 things I wish my parents would have done differently for my High School Grad Party

There is nothing more annoying than having a party and wishing later you had done it all differently. There are however, ways to avoid this. Learn from others mistakes! Here are three things that I wish my parents had done for my High School grad party: 1. Location At the time of my graduation and grad party we were living out in the country. Our house was close to school and some of my friends, yet it was farther from many others. A more centralized location, like a park or country club, would have made attending more convenient. If you’re not wanting to spend the extra money then a park would be the perfect location. Everyone knows where they are located and how to get there. It also gives your guests a fun environment if they have small children and a scenic view for those who will be spending the entire day there. Clean up is also minimal, no chairs or tables to wipe down or put away. Everything else you brought; decor, pictures, food, cake, or gifts can be throw away on sight or piled into a car to go home. Changing the location would have helped with attendance as well as made clean up much more enjoyable. 2. Sign in book or photo booth Looking back I really wish we had some way to capture all who came to celebrate. I can barely remember who showered up and what all we did, and that was ONLY 3 years ago. A great way to record attendance at your party is to have a poster board or book where guests can sign. It...

Time It Right and Sell It Fast!

Time It Right and Sell It Fast!

There are many steps you can take to ensure a speedy sale.  Setting the right price, making an excellent first impression and selecting the best real estate team with experience and a proven marketing plan are all essential to attracting buyers, but what else can you do to get the offers rolling in?   1. The first component to selling your house fast is making sure you set a competitive asking price.  Sellers often think they should start the asking price high and then lower it later if the house fails to sell. But that can result in a slower sale – sometimes even at a lower price.  If the price is too high, many buyers and their agents will stay away, assuming you’re not serious about selling or you’re unwilling to negotiate.  “The first 30 days’ activity of your house being on the market is always the best activity you’re going to see.  When meeting with your real estate agent they should ALWAYS provide you with a comparative market analysis that provides comparable listings and sales similar to your home, as well, as their detailed marketing plan.  This is a critical step before moving forward in listing your home.  A recent study showed that within the first week your house is on the market it gets four times more visits online than any other time. After approximately 4-5 weeks on the market activity may decline by up to 75% so it is critical to price it right from the start.  Starting with a lower price might in fact increase your chances of selling.   2. The second component when selling...
